1 - Guaranteed Purchase Promotion

In this option we pre-agree a price for the land at the local market rate and can be a fixed total sum or dependant on the number and type of units that the planning application is granted for with a price per unit. We finance and control the design and planning application with our trusted partners to maximise the land's development value. Upon the approval of a successful application we purchase the land from you. 

2 - Joint Venture

Another option specifically for those who want to share in the development profits but willing to wait longer for the larger returns. We will still manage and finance the planning and design but we will share in the profitability of the scheme.

Design, Planning and Sale

Valuation and Due DIlligence

At first we will visit the site and assess the viability of the scheme taking into account ecology, transport, heritage and utility requirements. We will then provide a valuation and discuss possible sales routes and timelines.

Undertake Relevent Studies

To prepare a planning application we will need to undertake numerous studies and surveys of the site.

Submit Application

We will then submit the application and consult regularly with the planning office answering all queries and providing further information and design where necessary.

Agree Promotion Option + Terms

Following on we will agree a sales route to best suit your needs and agree terms and project targets.

Design Scheme

With the gathered information and agreed project goals we will design an appropriate scheme for the location.

Sell Asset

We will then sell the land via the agreed sales route in step 2

2020

Step 1 and 2

After working successfully in the village of Gorsley on 2 developments we were approached by a local farmer looking to maximise the value of a 4.5acre parcel of land on the outskirts of the village. After meeting and reviewing the site we agreed a guaranteed land promotion deal nearly 20x the value of the land without planning. 

2020-2021

Step 3, 4 and 5

Cotswold House Builders managed and financed all the necessary highways and traffic, environmental, social and utility studies with their nominated professional team. We then submitted a planning application and gained approval.

2021

Step 6

Following the successful approval of the planning application we purchased the land from the farmer at the pre-agreed sum within 4 weeks of the planning permission being granted.
